Documents for/about Tenants

This folder will contain documents related to being a tenant in a condominium.  Documents that we have been able to download will appear on the documents page.  Documents that are on the internet in a form that is not usefully downloadable will appear as direct links to the source material.

Where to start...

If you are new to renting an apartment in a condo community, or have never looked into your rights and responsibilities, now is the time to check out the first document, CAO's "Guide to Residential Condominium Tenants" (below).  This is produced by the Condominium Authority of Ontario,   You may believe you have rights based on your knowledge of the Residential Tenancies Act which do not apply in a condo setting.  You may not be aware of the responsibilities you have, and where the authority for them comes from.  You may not know how to go about dealing with issues that may arise.  In that case, this Guide is for you!

The CAO has been described as "a consumer protection agency that provides information, education and dispute resolution services".  But it explains what it does in its own words. on its website, as:
  • provide information and training about:
    • rights and responsibilities of condo owners
    • the roles and responsibilities of the board of directors and condo management
    • changes to the Condo Act that affect condo communities
  • provide information on common issues to assist condo communities in proactively resolving issues
  • provide a publicly available, searchable, online registry of all condominium corporations in the province, as may be required by regulation.
  • host and provide access to the condominium forms which have been delegated by the Minister of Public and Business Service Delivery
  • offer a new, online dispute-resolution process, called the Condominium Authority Tribunal and adjudicate disputes
